Stay Property Management is taking a technology-led approach to Dubai’s growing short-term rental sector, combining professional property management with artificial intelligence, automation and its own internally developed technology platform.
Licensed by Dubai’s Department of Economy and Tourism (DET, formerly DTCM) as a holiday homes operator in October 2025, Stay began operating under its current leadership in March 2026. Since then, its managed portfolio has grown 44 times, expanding across 16 communities including Dubai Marina, Downtown Dubai, Business Bay, Palm Jumeirah, Emaar Beachfront, Dubai Creek Harbour, Dubai Hills, JVC, DAMAC Hills, Meydan, Sobha Hartland, Arabian Ranches, Al Furjan, Dubai South, Studio City and Trade Centre.
At the centre of this expansion is F-spot, Stay’s in-house property management platform, developed from scratch in 2026. The system brings together owner management, operations, inspections, contracts, pricing, finance, reporting and approvals, providing a centralised technology infrastructure for the company’s growing portfolio.
Stay has also developed FareIQ, its dynamic pricing layer within F-spot, while continuing to build AI-driven tools for areas including property onboarding, finance and operational processes. Rather than relying solely on third-party solutions, the company is developing technology around the specific requirements of its own operations.
This technology focus was recognised at the Scale Middle East Awards 2026, where Stay won Best AI Tools (Self-built or Adoption). The company was also shortlisted for Best Operator in the UAE and Industry Pioneer, recognising its approach to combining technology with professional short-term rental management.
The company is led by Abbie Dibbert, Director of Operations, and Francoise Albrando, Administrative Director, with responsibilities spanning operations, guest relations, finance, HR, administration, compliance and technology.
Technology is also used to strengthen transparency for property owners. Through the Stay owner portal, clients can access income information, occupancy data, statements, calendars, management agreements, DET permits and supporting documents. Statements are issued on the 10th of each month, with owner payments scheduled for the 15th.
For guests, Stay combines technology with standardised operational procedures covering property preparation, linen, consumables and photo-based quality checks before arrivals. A dedicated guest relations team supports guests throughout their stay.
Stay currently holds Airbnb Superhost status across its portfolio and reports an average rating of 4.97 on Airbnb, alongside 5.0 on Google and 8.5 on Booking.com.
The company has established its new headquarters at Schon Business Park in Dubai Investment Park and is continuing to invest in its technology platform as it expands.
For Stay, artificial intelligence is not positioned as a replacement for hospitality, but as an operational tool designed to help its team work more efficiently, maintain consistency and support a larger portfolio.
With its continued development of F-spot, FareIQ and AI-driven operational tools, Stay Property Management is building a technology-led model for the future of short-term rental management in Dubai.
